Fall/Winter: These seasons are often overlooked times as “prime months” for real estate, however there are several verified benefits to targeting this time frame.

  • Pros:
    • People buying in the fall and winter months are purchasing with a purpose. There is likely a specific reason as to why they’re in the market, and they’re dedicated to finding a new home relatively soon.
    • There is a common misconception that you can’t build in the winter because of the snow – however, that’s not necessarily true. With the exception of pouring driveway concrete (which can be held off until the last stage of the homebuilding process), construction can progress on new homes through the winter months.
  • Cons:
    • There is less inventory on the market during the winter, which can lead to more competition (and potential bid wars) between buyers.
    • Making a big transition – and investment – can be unappealing to some during the craziness of the holiday season. Many people just want to ride the winter out and begin the home buying/homebuilding process once the chaos has calmed.
